What is Seal Coating?

Why Use Sealcoating?

Slow Oxidization

The sun’s rays will naturally dry out asphalt surfaces, causing them to become brittle and susceptible to cracks and splits. It also causes your parking lot or driveway to turn an ashy worn-out gray color. A nice coat asphalt sealer will lock in moisture and slow the oxidization.

Seal Out Water

Cracks in your asphalt are bound to happen eventually. Even the most minor cracks can be problematic because they let in water. Seal coating prevents water from entering cracks in the first place and solves these problems.

Protective Barrier

Asphalt is formed from a mixture that has a similar chemical make-up to fuel. This means that fuel, oil, and other chemical compounds can soften and weaken the bonding agents. The softening can cause pitting, cracking, and warping in your asphalt surfaces. A seal coating layer forms a protective barrier that prevents chemical compounds from bonding with the asphalt.

Maintain Flexibility

One of the advantages of asphalt over concrete is the flexible nature of the surface. Well-maintained asphalt bends and shifts slightly under pressure which keeps it from cracking and splitting. Coat asphalt sealer helps the surface maintain moisture levels and natural flexibility.

Applying Sealcoating

The process for applying seal coating is relatively simple. The professional team at Tates Creek Paving is intimately familiar with using our coat sealer on all sorts of surfaces. Here are the steps we follow when sealcoating a driveway, roadway, or parking lot.

1. Prepare The Surface: Before applying seal coating, we ensure the asphalt surface has no potholes or cracks wider than 1/8 inch. Potholes and larger cracks must be patched before the sealant is applied. Tates Creek Paving offers asphalt repair services that will fix any of these more significant issues. The surface is also cleaned, taking special care to remove any vegetation, debris, fuel, or oil spills. You want to ensure you aren’t sealing any of those into the asphalt, where they can cause additional damage.
2. Mix The Sealant: Seal coating has to be carefully mixed to maintain consistency and ensure a smooth application. During this stage, sand can also be added to the mixture to create a non-slip surface.
3. Application: Seal coating is applied using a sprayer or squeegees to create a smooth, even finish. The coat sealer must be applied when temperatures are over 50 degrees, and they must remain that way for 24 hours.  
4. Curing: Seal coating needs to cure for 24 hours before you can walk or drive on it. It also needs to remain dry for a full 24 hours, which means you need to keep an eye on the forecast. Do not apply sealcoating if it is going to rain in the next 24 hours.
